The home journey starting from the plot

For someone living in Istanbul, a real estate project in Ankara, Sinop, or Şanlıurfa doesn't mean much, no matter how beautiful it is. Someone in Sinop doesn't follow or care about a project developed in Istanbul either. Not just the city, but the district, and sometimes even the neighborhood, is the most important factor influencing the decision in real estate purchasing. The moment a consumer says, 'It's a beautiful project, but we don't consider living in that district,' the matter is closed. After all, what you are buying is called "immovable property" for a reason.

Bülent Öztürk, Chairman of the Board of Arsavev, which has sold 16,000 plots of land and residences since its establishment in 2017, developed a business model for this very reason that would interest a wider audience. He aimed to differentiate in the real estate sector with projects that would appeal to all of Turkey. Let's elaborate on what this means: he developed land and housing projects in locations that consumers from all over Turkey would be interested in, such as the Aegean and Mediterranean. Öztürk, who offers these lands for sale by developing zoning plans and infrastructure facilities such as roads and water, says that they do not only sell land; they also manage the construction process of the houses by reaching agreements with contractor firms.

We met with Öztürk, who currently has projects in various districts of Izmir, including Kuşadası, Foça, Menemen, Seferihisar, Torbalı, and Sığacık, at the Foça Villas site, which overlooks Yeni Foça—an area with the highest oxygen levels in the region thanks to the winds from the Kaz Mountains. We had an interesting conversation with Öztürk, who began by sharing that 70 percent of the plots in the 86,000-square-meter construction area have been sold, about the reshaped 'causes and consequences' of home ownership.

• "What we do is actually a home ownership journey that starts with land. First, they buy the land with extremely affordable down payments and installments. Then, if they wish, they can have their houses built immediately, or if not, within 5 years at the latest, in the designated concept with the contractor we have agreed upon."
