3 BILLION SALES IN 5 MONTHSTHE LAND-TO-HOUSE CONSTRUCTION MODEL IS GROWING

While high prices and difficulties in accessing financing continue in the housing market, models aimed at acquiring housing through land continue to attract the interest of investors. arsaVev Chairman of the Board Bülent Öztürk stated that the company has displayed a significant growth performance in the last year, noting that alternative solutions for accessing housing are being increasingly adopted. Stating that they reached a sales volume exceeding 3 billion lira in the first five months of this year, Öztürk noted that they reached approximately 1,200 sales units. Öztürk explained that the company recorded a growth of 107 percent in 2025 compared to the previous year, and started this year with a growth rate of 42.1 percent. Expressing that growth continues despite the failure of interest rate cut expectations to materialize, geopolitical developments, and economic uncertainties, Öztürk stated that the main reason for this is the increasing demand for the phased housing model. Bülent Öztürk described the model they implemented as follows: "In the model we developed, land is first purchased, then land shares are sold to investors, and the remaining portion is given to contractors in exchange for flats. Thus, instead of directly buying high-cost housing, investors are involved in the process of owning a home with lower budgets. The model is an updated version of the cooperative logic of the past. People are actually buying land shares, not houses. Later, they become homeowners through projects developed on these land shares.

2026: THE YEAR OF DELIVERY

Announcing that the company will carry out its first major deliveries as of this year, Öztürk said that the delivery process for 808 residences in Kuşadası and 382 villas in Foça has begun. Stating that they are developing projects in regions such as Kuşadası, Foça, Dikili, Ören, Yalova, Balıkesir, Avşa, and Izmir Uzundere, Öztürk expressed that they aim to complete deliveries for the Avşa and Kuşadası Nuova projects by the end of the year.

REGULATION IS ESSENTIAL IN SALES

Stating that one of the biggest needs in the sector is regulation and supervision, Öztürk noted that preparations for a comprehensive regulation regarding land sales are ongoing at the Ministry of Trade. Expressing that land share ratios for construction should be determined, licensed firms should operate, appraisal standards should be established, and consumer rights should be protected, Öztürk said, "This sector needs rules. Our priority must be the protection of the consumer." Saying that transparency in land investments in Turkey needs to be increased, Öztürk suggested creating a digital land identity for every parcel. Stating that citizens should easily access not only square meter information but also data such as zoning status, infrastructure possibilities, planning processes, and future public regulations, Öztürk expressed that this would both increase investor confidence and reduce abuses in the sector.

2 BILLION INVESTMENT DECISION

Stating that they took over some lands and commitments of Elmas İnşaat, with whom they partnered during the establishment of the brand, Öztürk said, "We took over the lands in places like Dikili, Beypazarı, Çanakkale, Assos and the commitment work for some projects that started with arsaVev but whose commitments were with the other company. Within the scope of this transformation, we made an investment of approximately 2 billion TL." Öztürk explained that from now on, they will proceed through their own lands and projects under their own control.

COLLABORATION WITH INTERNATIONAL BRANDS

Stating that customers demand not only housing but also quality of life, Öztürk announced that they have collaborated with the Accor Group. Öztürk said that the Novotel brand is planned for the İzmir Uzundere project, while the Mövenpick brand is planned for the Yalova and Balıkesir projects.
