While there are such significant problems regarding first-time homeownership, I find every step taken and every action performed for this cause to be very valuable. The process the construction sector is going through, the inflationary structure, and the economic conditions are so challenging that our state is making certain moves with good intentions to truly resolve people's housing problems.
"DECREASE IN RENTAL PRICES MAY TAKE 2-3 YEARS"
The most fundamental reason for the high housing sales prices and rental rates in Turkey is that new housing production is below the level of need. An intensive supply of social housing may not cause a very sudden drop. It may take 2-3 years for rental prices to decrease.
"IT WILL NOT CREATE SOCIAL SEGREGATION"
In Turkey, we are a society that lives very much in city centers. However, when we look at the world in general, in developed European countries or the USA, people live in peripheries further away from city centers. Therefore, this situation will not create social segregation.
"240-MONTH MATURITY IS A HUGE SACRIFICE"
Housing with a 240-month maturity is a huge sacrifice in terms of our country's economic dynamics… If we follow the processes of recent years, it is much more advantageous to buy on installments over a 240-month, i.e., 20-year period, regardless of the rate applied.
"THE LARGEST LAND STOCK IN TURKEY BELONGS TO THE STATE"
All parties of the sector should gather at the same table. If our state engages in more motivating collaborations with private enterprises on its own lands, contractors can produce housing at much lower costs, and naturally, citizens can own accessible housing.
