first land, then the house!
16.04.2026

Bülent Öztürk, Chairman of the Board of Arsavev, stating that the major motivation behind land purchases in recent years is the ability to build a house on it in the future, said, 'I think both demand and prices for land will continue to increase'...
Don't buy without researching!
What are your 5 warnings for those who will buy land?
"If there are plans to build a house here in the future, the zoning status must be questioned; the second point is infrastructure. When will electricity arrive? When will sewage connections be made? These need to be researched well. Third is Article 18 implementation. What is Article 18 implementation? It is about regional planning. Where will the sidewalk, road, and green space be? These must definitely be questioned. Because if you buy land from a place where regional planning has not been done, when a road or sidewalk is built, it might pass through your land. Legal inquiries should also be made. Is there an annotation or a lien on it? And also a location check. Does the land shown to you match the location in the parcel inquiry?"
Could you provide information about your company and your fields of activity?
We are a company founded in 2017. With the pandemic, the demand for land shaped our product development journey. Primarily, we developed land investment projects. During the pandemic period, a strong demand for a more isolated life emerged among people, and they met this demand especially with lands in the North Aegean. We also focused on land development in those regions.
What kind of change are you observing in land prices this year?
"The very significant amount of housing demand in Turkey every year automatically leads to an increase in land prices. We need approximately 500,000 housing units annually. Naturally, as the need for housing arises, the need for land also arises. We are observing increases of nearly 100 percent in land prices in city centers."
Which geographical regions are attracting interest?
"Mainly, the peripheries of large cities are found to be very attractive. Especially the eastern part of Istanbul, namely Sakarya or the regions where the Osmangazi Bridge is located, and the Yalova region are attracting significant interest."
